Top 5 Home Staging Tips

Today's housing market is as competitive as it has been in decades for home sellers. Unlike the early 2000's; simply putting a "FOR SALE" sign on your front yard and expecting for your home to sell is a thing of the past. Therefore home staging has become a necessary part of the home selling process. In this difficult real estate market for home sellers, setting your home apart from vast amounts of housing inventory is an extremely important task. Therefore, staging your home is a "must-do" in this market.

Below are my Top 5 MUST-DO's to stage your home for a quicker sale.

#1 Clean your home!
I'm not talking about simply washing the dishes and dusting your home... I'm talking about hiring a professional maid service and reputable carpet cleaning company. Just don't fall for the, "we will clean your entire house for $99" type of carpet cleaning service. You'll need a reputable company that can transform your carpets to look as new as humanly possible. Trust me; this makes a world of difference. I would also suggest that you hire the maid service and have them come in every week or so to maintain the ultimate level of cleanliness. Another cleaning that people often forget is a professional window cleaning. Your home will be much brighter once the years of grime are removed from those windows. This will be one of your best staging investments.

#2 Eliminate Clutter.
So you have a large family; therefore your family room has 3 sofas, 4 chairs, 2 ottomans, and a movie theater sized entertainment center lining the wall. That may work for you and your large family, but that clutter makes your spacious family room look cramped. Basically; the more 'stuff' you have in your home, the smaller your home appears to potential home buyers. You just may want to rent a storage unit until your home is sold.

#3 De-Personalize.
Your Beanie Babies collection may be your life's work, but when you're trying to sell your home, please pack of those collectibles and store them away until you move (See Eliminate Clutter). Remove personal pictures, religious and political items as well as anything that could potentially turn off a specific group of home buyers. Buyers sometimes make an emotional connection to the properties that they view, and if they cannot "see" themselves in your home because it's too personalized with items that represent you and/or your family, you may have just missed an opportunity to sell.

#4 Neutral Paint Color.
I understand that you fancy your fuchsia accent wall in the living room, but potential home buyers may not have your sense of decorating style... Most real estate professionals would agree that a neutral color palette throughout your home gives you the widest favorable response by home buyers as bold or bright colors can be distraction to potential buyers. So, pick a neutral and refresh your walls with those colors.

#5 If it's broke; fix it!
Please correct glaring issues in your home... If there is a broken cabinet handle in your kitchen; well, get it fixed. How about that leaky faucet? Fix it. You may be used to the 'unique' way that you open your cabinet with a bent coat hanger, but potential home buyers view deferred maintenance as there being much larger hidden problems. So please take care of maintenance issues before your home is put on the market.

The moral of the story is that if you just list your home without taking these 5 important home staging steps, you are not giving yourself the best advantage of selling your home in this difficult housing market.

Home water heater effeciency tips

Six or so years ago, when I purchased my current home, I quickly realized that I had purchased the world's most energy inefficient home! Okay; so I'm exaggerating a bit... Well, I've been slowly but surely making my home more energy efficient as time passes. One tip that I can share from experience is in regards to your hot water heater. The water heater (especially if over 5 years old like mine) is the second largest energy consumer in the home and using it efficiently can reduce energy consumption and save you money in the process. If you're not in the market for a very efficient tankless water heater, there are a few quick tips to save energy on your current water heater.

-If you leaving your home for two or more days, you can lower the temperature of your water heater or even switch it off until you return.
-If you only use your hot water once or twice a day, consider installing a timer on your hot water heater and set it up to run two hours in the morning and the evening.
-The hot water heater setting can safely be lowered to 130-140 degrees
-Newer hot water heaters are more energy efficient than older models, so if yours is over 5 years old (like mine), wrap a fiberglass blanket around your water heater and secure it with duct tape. Or... run over to your local hardware store and pick up a ready-made insulation kit. That's what I did, and I've noticed a significant drop in my heating bill. Also, insulate hot water pipes to reduce heat loss as the hot water is flowing to your faucets.

Top 4 Green Carpet Cleaning Myths

1)   Green carpet cleaning solutions do not clean as well as the regular chemicals?

Technology has increased greatly in the world of green cleaning. Plant based solutions that are biodegradable can clean just as well, or even better than some of the harsher chemicals being used.

2)   Going green costs too much…

It’s true that ‘green’ can cost a bit more ‘green’ from your wallet, but not significantly more... Dr Green Carpet Care’s prices are comparable with other reputable, non-green carpet cleaning companies. Yes, there are some companies that will advertise that they can clean an entire home for $70; but that’s another topic entirely. Buyer Beware…

3)   I don’t get that ‘clean’ scent in my carpets after the carpet cleaner leaves.

Well, that ‘clean’ scent that you smell is an artificial deodorizer that a cleaner will spray to mask odors… We don’t use artificial deodorizers as they are not environmentally friendly. What we do leave you is actual clean carpets that the odors have been removed to give you a fresh natural smell to your home. It’s the smell of clean, not strong deodorizers.

4)   I’ve always heard that I need my carpet ‘steam cleaned’ for a thorough clean?

Steam cleaning is essentially ‘pressure washing’ your carpet. If done properly, it can clean carpets very well. Also, if you enjoying wasting 30+ gallons of water to clean an average sized home through steam cleaning methods; then that is a decision that you will personally have to make. Green cleaning technology is advanced to the point where low moisture methods that do not involve steam cleaning and the use of enormous amounts of water have been proven time and time again that it cleans just as well or even better in some situations than steam cleaning. So, if a more eco-friendly process is available at your disposal to use, why choose the environmentally unfriendly option?

How to safely remove furniture depression marks (carpet dents) from your carpet.

Howdy folks! Okay, this short little blog topic can potentially help a ton of people out there who suffer from this issue in their homes. It’s the dreaded, furniture depression marks (carpet dents) that manifest in your carpet when you try to rearrange your furniture. Well, the best way to avoid dealing with the depressions is to never actually move your furniture, but we know that’s not going to happen. So; I just wanted to share a couple of cool home remedies to help you remove those joyful little depressions in your carpet.

Try this one first, since it’s the easiest… Simply grab some pieces of ice out of your fridge and just place them directly onto the depressions in your carpet. Leave them and walk away. Yep; just let them melt! Once they melt, softly groom your carpet with a hard bristle brush (like a bathtub cleaning brush) to fluff up the fibers. Walla!
If that doesn’t work, you could try another method. If you happen to have a clothes steamer lying around your laundry room or a steam mop; just use your steamer to direct the steam into each carpet depression for a few minutes. The steam will loosen up the fibers enough to fluff up the fibers with your brush. Presto! No more indentations! Remember; steam is HOT, so please be careful!
